The proposal sets out plans for nine self-build and custom-build homes on a three-acre site in the village of Guilden Morden, offering future residents the opportunity to create bespoke, energy-efficient homes within a thoughtfully designed masterplan.

The development will respond to local character and design codes, with homes positioned to respect neighbouring properties and integrate sensitively into the rural village setting. The layout prioritises open space, landscape buffers and sustainability, featuring Passivhaus-informed principles and a new access road with visitor parking.

An existing public footpath along the site’s eastern edge will be retained and enhanced, promoting connectivity to surrounding countryside and community facilities. The project offers a rare opportunity to create a distinctive, high-quality residential neighbourhood that complements the heritage and character of Guilden Morden.
